Job Title: Senior Project Manager, Project Manager Portland, OR Job Summary: The Project Manager (PM) directs all aspects of a project including financial oversight, design and scheduling, staff management and mentoring, contractor and vendor coordination, and general supervision. The PM is responsible for the final outcome of a project and must be in tune with every phase to track progress and anticipate any necessary changes. Essential Duties and responsibilities: Project Management Identifying required resources to achieve project goals Defining project responsibilities for management, engineering and field staff Preparing or supervising the preparation of Job Start and Project Closeout materials Generating documentation (preliminary assessments, technical solutions, fee proposals, presentations, studies, and general support) Preparing or supervising the preparation of Logs and Reports (submittals, Operation & Maintenance Manuals, Expediting Reports, Change Order Log, RFI log, Correspondence Log, etc.) Transitioning project management and engineer activities (from design to construction phase and construction to completion phase) Communicating with all relevant outside parties (the General Contractor, Architect, Engineer, Owner, and other stakeholders) Supporting and providing input to development strategies, goals, and objectives specific to project execution at each project phase Assisting the business development team (responding to requests for proposal and bid process) Developing and managing project plans, schedules and scopes of work Developing and implementing a comprehensive construction plan Monitoring project progress to anticipate potential problems Assessing site safety (implementing actions to prevent injury to property and personnel and ensuring safety compliance of subcontractors and all on-site personnel Project Financial Management Assuming financial responsibility for project (including accurate, timely and relevant reporting to stakeholders) Delivering accurate and timely data to support project forecasts Monitoring, controlling and reporting the financial performance of the project Facilitating invoice payments (from clients and to subcontractors) Reviewing and approving subcontractor billing Preparing client and subcontractor change orders Drafting subcontracts and purchase agreements Monitoring and proofing change issue log. Assessing any potential job cost impacts, submits, negotiates and tracks all change orders requests. Documenting and resolving subcontractor and vendor billing issues Reviewing resources (including contracts, drawings, specifications and other documents to answer questions in a timely manner) Oversee purchasing (ensuring all material and equipment is purchased in a timely and cost-effective manner) Evaluating bid estimates, developing cost codes, establishing definitive budgets, developing manpower plan with Superintendents, and monitoring field labor progress Qualifications: Bachelor's degree in Construction Management or Engineering or equivalent work experience required. PE, CPM, LEED professional designations is preferred At least 10 years of progressively responsible project management experience Computer knowledge and efficiency, including Microsoft Office products Estimating skills including knowledge of Accubid Proficient with construction financial programs and software preferred. Demonstrate an understanding of accounting and financial management preferred.
